  • Tackle Repairs: Small fixes, like plumbing leaks, chipped tiles or missing gutters can significantly add to your home’s value.
  • Declutter & De-personalize: Remove excess items, including personal photos and unique décor to help buyers visualize the space as their own.
  • Organize: Tidy up closets, cabinets and storage areas to showcase available space and storage options.
  • Lighting: Ensure good lighting throughout the house by replacing bulbs, opening curtains and cleaning windows inside and out to maximize natural light.
  • Clean and Tidy: Thoroughly clean the house including appliances. Keep it clean and tidy for short notice showings. 
  • Take Your Time: Rushing to market may seem smart, but preparing properly can lead to a better outcome.

Once your home is ready, here’s what to expect:

Evaluating Your Home

The first step is determining your home’s market value. We do this through a Comparative Market Analysis (CMA), which compares your home to similar properties currently on the market and recently sold. While past sales provide a pricing benchmark, market conditions and demand influence your final price.

Your Listing:

Preparing a listing begins with completing some key documents.

  • Working With the Real Estate Industry – Outlines agency relationships 
  • Seller Designated Brokerage Agreement – Defines our working relationship 
  • Listing Addendum – Collects property details for the Multiple Listing Service (MLS) 
  • Property Disclosure Statement (PDS) – Discloses property conditions 
  • Additional Info – Includes heating/electrical costs, taxes, and leased equipment

It is essential that you have a full understanding of the contents of these documents before you sign, and I’ll ensure that you do.

Resources For Sellers

Marketing Your Home

Once the paperwork is done and your home is photo ready, I will:

  • Arrange for professional photography 
  • List your property on MLS  
  • Promote your listing through social media forms, on this website and to my extensive network of buyers, colleagues and contacts.

Showings

  • Keep your home clean and ready for viewings. 
  • Leave during showings. 
  • A secure lockbox will be placed on your door for agent access. 
  • Expect 24 hours’ notice for showings, though demand may vary.

Receiving An Offer

Once an offer arrives, you typically have 24 hours to:

  • Accept it
  • Reject it
  • Counter with changes (e.g., price, conditions, closing date)

Negotiations can take time, so patience is key. Once you accept an offer, the conditional period begins—allowing the buyer to finalize financing, inspections, and other conditions.

Closing Day

On closing day, ensure that the home is empty and clean and any agreed -upon repairs or adjustments are completed for the buyer’s final walkthrough.

Once satisfied, the buyers will instruct their lawyer to release the funds, and your home is officially sold! Time to celebrate your next chapter!
